A villa's running cost depends on what the rental agreement includes. Two properties advertised at the same rent can produce different monthly bills if one includes cleaning and pool care while the other leaves those responsibilities to the tenant.

Request an inclusion schedule before comparing prices. The word furnished does not establish that utilities or maintenance are included.

Check every recurring service

ItemWhat to clarify
ElectricityMetering, payment method and any included allowance
WaterHousehold supply and drinking water arrangements
PoolCleaning, chemicals, equipment and electricity responsibility
GardenRoutine upkeep and any separate service charge
Cleaning and laundryFrequency, linen and personal laundry
InternetService included, equipment and responsibility for outages
RepairsWho pays, approval process and emergency contact

A hypothetical rent of IDR 15 million plus IDR 2 million in separately paid services costs IDR 17 million before other household spending. An inclusive IDR 16 million offer may therefore be cheaper if the properties and services are equivalent. These are illustrative numbers, not Bali rental quotations.

Ask about ordinary use

Electricity depends on cooling habits and equipment as well as the home itself. A property's recent bills can be useful, but ask how many people were living there and how the air conditioning was used. A number without that context is a weak estimate.

Pool and garden responsibilities deserve particular clarity because the property must continue functioning even if you travel. Agree on the service arrangement rather than assuming the landlord will organize everything informally.

Separate deposits from operating costs

A refundable security deposit is cash tied up, not a monthly bill. Record its conditions and keep it outside the amount available for ordinary spending. Any deduction at the end of the tenancy changes the final cost.

Frequently asked questions

Does villa rent usually include electricity?

The contract determines that. Ask explicitly about limits and charging methods even when an advertisement says utilities included. Do not assume an annual rental has the same inclusions as a holiday booking.

Should pool maintenance be included in the budget?

Yes, either as an included service or a separate cost. Clarify who pays for routine care, equipment and power so the same item is neither omitted nor counted twice.

Can I rely on the previous tenant's utility bill?

It is a useful reference if occupancy and habits are similar, but not a guarantee. Cooling use, equipment and weather can change consumption. Use a range and keep the underlying assumptions visible.
