Expert take — Cost of Asia editorial team The longest permit in the region does not lead to permanent residence: in June 2024 Malaysia's tourism minister said new MM2H participants cannot apply for PR, even on a 20-year pass. So judge each option by how long one permit lasts and how often you must renew it. If PR is your real goal, look at Indonesia's retirement-to-KITAP step or Vietnam's marriage route, and confirm it with an immigration lawyer.

"Residency" in Southeast Asia usually means a renewable long-stay permit, not permanent residence. This page ranks Thailand, Malaysia, Indonesia (Bali) and Vietnam by how easily a foreigner without a local employer or spouse can stay for five years or more.

The trade-off is money against effort. Low-cost routes mean frequent renewals; long permits mean large deposits or property purchases. Checked on 31 October 2026; confirm all figures with official sources.

1. Thailand — best for long stays without large capital

Thailand offers the most entry points. The Destination Thailand Visa is valid for five years with stays of up to 180 days per entry, extendable once, against proof of THB 500,000 in funds, according to the Bern and Budapest embassies. Retirees aged 50 and over can qualify for the O-A with THB 800,000 in the bank or THB 65,000 a month in income, then extend yearly.

For a longer single permit, the O-X gives 5 plus 5 years to retirees of 14 nationalities with THB 3,000,000 on deposit, and the Board of Investment's Long-Term Resident visa gives 5 plus 5 years to high earners and pensioners with USD 80,000 a year. The Thailand Privilege membership program is another paid route; check its current tiers on the official program site.

The downside is admin: DTV holders must leave after 360 days per cycle, and one-year retirement extensions come with 90-day address reports. See our Thailand long-stay visa guide.

2. Malaysia — best for the longest single permit

Malaysia My Second Home gives the longest terms we found. Emerhub's guide lists 5 years for Silver (USD 150,000 deposit), 15 for Gold, 20 for Platinum, and 10 for the Special Economic Zone tier, where applicants 50 and over need USD 32,000. The official guidelines also require buying a home you cannot sell for 10 years except to upgrade, and set a 90-day yearly stay only for principals under 50.

That makes Malaysia the easiest place to secure a decade or more on one approval, provided you have capital. The limit is permanence: the minister's June 2024 statement rules out PR for new participants in the three main tiers. Sarawak and Sabah run separate state programs with their own rules.

3. Indonesia — best for five years in Bali with capital

According to Emerhub, the Second Home Visa gives up to five years, extendable, for a USD 130,000 deposit at a state bank or a USD 1 million property, with no age limit. The same consultancy describes a five-year E33E retirement permit with a USD 50,000 deposit and monthly income of USD 3,000, and a Golden Visa of five or ten years for larger investors.

Emerhub also notes that retirement permit holders can later move to a permanent stay permit (KITAP) after a qualifying period. Confirm that path, and all figures, on Indonesia's official e-visa portal. Holding a stay permit can also make you an Indonesian tax resident; ask an adviser.

4. Vietnam — hardest without a job, company or spouse

Vietnam has no retirement or digital nomad visa, according to Emerhub. Long stays depend on a work permit, an investor visa or family ties. Investor residence cards scale with registered capital: Emerhub lists up to 10 years for DT1 investors (VND 100 billion or more) and up to 3 years for DT3 (VND 3 billion to under 50 billion). Permanent residence exists only in narrow cases, such as marriage to a Vietnamese citizen.

Everyone else relies on 90-day e-visas and regular exits.

What to check before you decide

  • Term versus renewal: a five-year permit with one renewal may beat yearly extensions even at higher cost.
  • Capital lock-up: Malaysian and Indonesian deposits stay tied up while you hold the permit.
  • Minimum stay: MM2H under 50, 90 days a year.
  • Tax residency: long stays can trigger local tax; use our tax residency checker.
  • PR goals: ask a lawyer before choosing a route.

FAQ

What is the easiest country in Asia to get residency?

Among our four countries, Thailand is the easiest to enter long-term with modest money. Malaysia is the easiest to secure a very long single permit if you have capital.

Which Southeast Asian country gives permanent residency most easily?

Not easily anywhere. Malaysia has ruled out PR for new MM2H participants, Vietnam grants it only in narrow cases, and Indonesia's step from a retirement permit to a KITAP needs confirming on the official portal.

Can I live in Vietnam long-term without a job?

Not easily. Without a work permit, company or Vietnamese spouse, you are limited to short-term e-visas.
