Expert take — Cost of Asia editorial team Whoever rents you a villa in Bali is expected to register your passport in Indonesia's APOA immigration system, and providers who skip it face fines of up to IDR 25 million or three months in jail. Before you pay, ask the owner or agent how and when they will report you. An evasive answer is a red flag, especially since Badung announced inspections of unlicensed villas in 2025.

Commercial transparency: Cost of Asia has no contracted partner in this category. Providers are compared on published criteria, and no provider has paid for inclusion. If this changes, affiliate links will be labelled.

This page is for anyone staying in Bali six months or more who wants to look beyond holiday-rental apps. The trade-off: yearly leases are much cheaper per month but usually want the full year upfront, while monthly platforms let you move in next week, at a premium.

A HeyBali contract guide says villas in Canggu, Berawa and Uluwatu commonly ask for 12 months upfront, while monthly rentals can cost two to three times the prorated yearly price.

How we chose

  • Lists yearly leases, not just short stays
  • Clear on who you deal with and who takes payment
  • Discloses fees and verification steps
  • Usable in English

We reviewed each site's own pages plus coverage in Indonesia Expat, HeyBali and VnExpress; we did not test bookings. Checked on 31 October 2026.

1. Bali Home Immo — best for browsing yearly listings by area

Bali Home Immo splits its rental catalog into yearly and monthly sections, with pages per area such as Canggu, in English and Indonesian. It is a quick way to see what a yearly budget buys in one neighborhood. Some listings show availability windows, so check move-in dates. As with any agency, ask early whether tenants pay a fee and who drafts the contract.

2. Bali Villa Realty — best for agent help with viewings and negotiation

Bali Villa Realty (its contact details use the name Ilot Property Bali) filters rentals by "Yearly Rental" or "Monthly Rental" across Canggu, Kerobokan, Seminyak, Umalas, Ubud, Uluwatu, Sanur and North Bali. Its FAQ says typical leases run six months to a year and that it offers free viewings (in person or virtual) and negotiates with owners for you. It also warns that early termination often costs part of the deposit or prepaid rent. The office is on Jalan Petitenget, Kerobokan Kelod.

3. Bali Villa Hub — best for dealing directly with owners and agencies

Bali Villa Hub is a marketplace for monthly, six-month and yearly villa leases. According to Indonesia Expat, it charges renters no commission or booking fee and checks owner ID, with "Verified" and "Superhost" tiers for agencies. The platform says it lists more than 3,000 properties.

The catch: it is not a party to your agreement or payment, which you settle directly with the owner or agency, usually over WhatsApp. Its own advice is to view the property and sign an agreement before sending money.

4. Rumah123 — best for local-market listings

Rumah123, a large Indonesian portal in the 99 Group, covers Bali rentals by regency (Badung, Denpasar, Gianyar, Tabanan, Buleleng) with a villa filter. Navigation is mostly in Indonesian, so search for "disewakan tahunan" (for yearly rent). Expect private owners and local agents; do the identity checks below yourself.

BUILD YOUR PLAN

What would this move really cost you?

Use your own rent, insurance, transport and visa assumptions. Compare options before committing.

5. Villa Finder and House of Reservations — best for a furnished trial month

Staffed monthly villas let you test an area first. Villa Finder (villa-bali.com) sells monthly packages in Seminyak, Canggu, Umalas and Uluwatu, with housekeeping, gardening and pool care included. Its starting rates begin at $3,150 a month for a one-bedroom in Uluwatu, so this is a premium option. House of Reservations, a villa manager, offers monthly rentals in Canggu, Ubud, Uluwatu and Seminyak, and Airbnb has a monthly-stay filter.

6. Facebook groups and WhatsApp — best for speed, with care

Facebook groups and WhatsApp contacts move fast, but verification is weakest here: Indonesia Expat notes that some people advertising in informal channels don't own the property. Bali.live advises checking an owner's documents before paying, especially for large deposits requested months ahead.

What to check before you decide

  • Owner identity: match the landlord's ID to the land certificate; Bali Villa Hub notes a notary deed alone doesn't verify the landowner.
  • Currency and schedule: IDR or USD, and whether installments are allowed.
  • Utilities and fees: HeyBali lists PLN electricity (often prepaid tokens), water, internet and the trash/banjar fee as usual tenant costs. Name each in the contract.
  • Deposit terms: typically one or two months, returned 7–14 days after checkout, per HeyBali.
  • Renewal: notice is often two to three months, and any rent increase should be written in.
  • Immigration reporting: confirm the owner will register you through APOA.

FAQ

Do I have to pay a full year upfront for a villa in Bali?

For yearly leases, usually yes: HeyBali and Bali Villa Hub both describe full-year payment at signing as the norm. Some owners accept installments; put any schedule in the contract.

Is a monthly rental cheaper than a yearly lease?

No. Indonesia Expat reports that a 12-month lease on Bali Villa Hub typically saves about 15–20% on the monthly rate. For vacation-style villas, HeyBali puts monthly pricing at two to three times the prorated yearly price.
