Expert take — Cost of Asia editorial team Bangkok plans a common rail ticket from 1 January 2027: a 17-baht entry fare and a 45-baht cap per journey across connected lines. The plan isn't live yet, and the BTS Green Line's payment system is still being negotiated. Until then, a cheap room two or three line changes from work can lose much of its saving to fares. Price your commute at today's fares and treat the cap as a bonus, not a certainty.
This guide is for renters who want lower housing costs without hours in traffic. The rule: move out along a rail line, not away from one. A room ten minutes from a station beats a cheaper one that depends on buses and motorbike taxis.
We don't invent rents. Below are Numbeo's city-wide figures and a sample budget with every assumption shown, which you can adjust in our budget calculator.
At a glance
| Best for | Pick | Why |
|---|---|---|
| Staying on the Sukhumvit Line | Phra Khanong–On Nut | Direct BTS to Asok and Siam without a transfer |
| Central access on the MRT | Huai Khwang–Ratchada | MRT Blue Line, near Rama 9 offices |
| Two lines at one station | Lat Phrao | MRT Blue and Yellow lines interchange |
| Frequent airport trips | Bang Kapi–Hua Mak | Yellow Line connects to the Airport Rail Link at Hua Mak |
| Lowest rent, longer ride | Nonthaburi on the Purple/Pink lines | Suburban prices, rail into the city |
How we chose
- Rail access: a station within walking distance, so you don't depend on traffic.
- Transfers: how many line changes a typical commute to Asok, Silom or Rama 9 needs.
- Rent level: areas outside the center, where Numbeo's data shows rents at roughly half of city-center levels.

What "cheap" means in Bangkok right now
Numbeo puts a one-bedroom apartment at about ฿23,700 a month in the city center and about ฿11,700 outside it, based on 197 contributors (updated 31 October 2026). It also lists basic utilities (915 sq ft apartment) at about ฿3,600 and broadband at about ฿610.
Sample budget, with our assumptions:
| Item | Assumption | Monthly |
|---|---|---|
| Rent | One-bedroom outside the center (Numbeo) | ฿11,700 |
| Utilities | Numbeo's basic-utilities figure | ฿3,600 |
| Internet | Numbeo's broadband figure | ฿610 |
| Commute | 22 workdays × 2 trips × ฿35 (Numbeo's one-way ticket) | ฿1,540 |
| Subtotal | Before food, phone and leisure | ฿17,450 |
Against a city-center one-bedroom, this saves about ฿12,000 a month in rent for a modest transport bill, provided your commute stays on one line. Replace these numbers with real listings before deciding.
1. Phra Khanong–On Nut — best for staying on the Sukhumvit Line
On Nut and its neighbors are on the BTS Sukhumvit Line, so you ride straight to Asok or Siam without changing trains, the main advantage over cheaper areas further out. Buildings a few sois back from Sukhumvit Road usually cost less than those facing the station; ask for the real walking time, not the distance in the ad.
2. Huai Khwang–Ratchada — best for central access on the MRT
Huai Khwang sits on the MRT Blue Line along Ratchadaphisek Road. It suits people who work near an MRT station, such as around Rama 9, and want older, lower-cost buildings within walking distance of the train.
3. Lat Phrao — best for two lines at one station
Lat Phrao is the northern end of the MRT Yellow Line and an interchange with the Blue Line. The Yellow Line has run since mid-2023, via Bang Kapi and Hua Mak, to Samrong, where it meets the BTS Sukhumvit Line. Two routes into the city help if your workplace changes.
What would this move really cost you?
Use your own rent, insurance, transport and visa assumptions. Compare options before committing.
4. Bang Kapi–Hua Mak — best for frequent airport trips
The Yellow Line connects with the Airport Rail Link at Hua Mak. That makes this eastern area practical if you fly often. The trade-off: reaching Silom or Sukhumvit takes a transfer, and each transfer adds cost until a common fare launches.
5. Nonthaburi on the Purple and Pink lines — best for lowest rent with a longer ride
The MRT Pink Line has run its full route since January 2024. It meets the Purple Line at Nonthaburi Civic Center, the BTS Sukhumvit Line at Wat Phra Sri Mahathat, and the SRT Red Line at Lak Si. On the Red Line, a 40-baht daily cap (30 baht for students) applies from 1 December 2025 to 30 November 2026 when you pay with an accepted EMV card. The earlier 20-baht flat fare on the Red and Purple lines ended on 30 September 2025. Rents are suburban; so is the commute.
What to check before you decide
- Time the walk from the station in midday heat.
- Price your exact commute, counting every transfer, at today's fares.
- Check whether the 2027 fare cap has launched before you rely on it.
- Ask how utilities are billed: at the official electricity and water rates, or at a building rate, and what that rate is per unit.
- Read the deposit terms. Ask how many months' deposit is held and under what conditions it comes back.
FAQ
What is the cheapest area to live in Bangkok?
Rents generally fall as you move away from central Sukhumvit, Silom and Sathorn; Numbeo shows one-bedroom rents outside the center at roughly half of city-center levels. Suburbs on the newer lines, such as Nonthaburi, tend to be lowest, with longer commutes.
Can I live in Bangkok on a tight budget without a motorbike?
Yes, if you live within walking distance of a BTS or MRT station and keep your commute to one line. Fares are small next to rent.
Will the 45-baht fare cap make outer areas cheaper?
If it launches as planned on 1 January 2027, it would make multi-line commutes cheaper. As of 10 October 2026 it was still a target, with the Green Line's payment system under negotiation.
