Expert take — Cost of Asia editorial team Bangkok's rental listings are split across two kinds of site: condo portals (DDproperty, Hipflat, FazWaz, Propertyhub) and apartment-building listings (Renthub), and most expats only search the first kind. Apartment buildings rent by the month from a single owner and are often cheaper than condos with fewer facilities. If your budget is tight, search both before you decide which area you can afford.

Commercial transparency: Cost of Asia has no contracted partner in this category. Providers are compared on published criteria, and no provider has paid for inclusion. If this changes, affiliate links will be labelled.

This page is for anyone looking for a long-term rental in Bangkok, whether you've just arrived, are moving within the city, or are looking from abroad. No single site lists everything. Agents post the same unit on several portals, and many owners use only one, so the best approach is to combine two or three sites with viewings in person.

The trade-off is volume against quality. The biggest portals have the most choice but also duplicates and stale listings. Smaller or more curated sites are easier to use but skip parts of the market, especially budget units.

At a glance

Best for Pick Why
Maximum choice DDproperty Largest inventory, 330,000+ properties reported
Checking fair rents Hipflat Condo-focused, with building search and price history
English-first newcomers FazWaz Polished English interface, skews mid to high end

Budget apartment buildings Renthub Monthly apartments and dorms, 360° tours

How we chose

  • Inventory size and freshness, from the sites' own claims
  • English usability for newcomers
  • Owner-direct versus agent listings
  • Research tools, such as price history, maps and BTS/MRT search

We used Lazudi's overview of Thai property portals, Love Thailand's top-five list, a 2026 hands-on comparison published by Superagent (itself a Bangkok rental platform, so we treat its views with caution), and App Store listings for Renthub and Propertyhub. Listing counts are the sites' own figures. Checked on 1 November 2026.

1. DDproperty: best for maximum choice

Lazudi describes DDproperty as part of the Guru group, with more than 330,000 properties and listings that expire after 30 days unless the advertiser confirms availability. Superagent found 200+ one-bedroom results near BTS Thong Lo in a 15,000 to 25,000 THB search. The downside is duplicates: several agents post the same unit at different prices. Shortlist by building name and floor, not by listing.

2. Hipflat: best for checking fair rents

Hipflat focuses on condos, mainly in Bangkok and Pattaya, and offers a building search and map, according to Lazudi. Love Thailand points to its price histories and price-drop alerts. Superagent calls it better for research than for searching, with fewer listings in areas such as Ekkamai and Ari and slow agent replies. Use it to check whether a rent you've been quoted is reasonable for that building.

3. FazWaz: best for English-first newcomers

Superagent rates FazWaz's interface and English support highly but found few listings in the 8,000 to 18,000 THB range, and about half of one test search had already been taken. Love Thailand notes it is popular with expats and foreign buyers. It works best if your budget is mid-range or higher and you want detailed listing pages.

4. Propertyhub: best for owner-direct listings

Propertyhub's App Store page lists more than 240,000 condos, homes and land listings from both owners and agents, with search by Skytrain line, mall or university and alerts for new listings. It's run by Zimple Media. Its value is the share of owner listings, which can mean a direct conversation about the rent and contract terms.

5. Renthub: best for budget apartment buildings

Renthub, also from Zimple Media, covers dorms, apartments and condos for monthly or daily rent. Its App Store page lists more than 16,000 properties, over 3,000 with 360° tours, plus verified listings and chat with landlords. Love Thailand describes it as a site for long-term apartment rentals with building reviews. This is where you find whole apartment buildings that condo portals barely cover.

What to check before you decide

  • See the unit in person, or ask for a live video call before paying anything.
  • Confirm the person you're dealing with is the owner or an agent the owner has authorized. Ask for the owner's ID and proof of title, or the agent's written mandate.
  • Get the deposit terms in writing. Superagent reports that one to two months is typical in Bangkok. Write down what can be deducted and when the deposit is returned.
  • Check how utilities are billed, whether at the condo's or the building's rate, before comparing rents.
  • Check the commute to a BTS or MRT station at rush hour, not just the distance on a map.
  • Don't send money abroad to secure a unit you haven't seen.

FAQ

What is the best website to rent a condo in Bangkok?

For volume, DDproperty. To check prices, Hipflat. For a polished English experience, FazWaz. Most renters do best combining one large portal with Hipflat's price data and viewings in person.

Are there English-language rental sites in Bangkok?

Yes. FazWaz, DDproperty and Hipflat all work in English, and Renthub and Propertyhub list English as their app language. Living Insider, by contrast, is mainly in Thai, according to Lazudi.

Should I use an agent or rent directly from an owner?

Either can work. Agents usually handle viewings and negotiation in English. Renting from an owner, through Propertyhub or Renthub, can make it easier to negotiate the rent. In both cases, check ownership documents before signing.
