Expert take — Cost of Asia editorial team The biggest cluster of Chiang Mai's international schools, seven on Edarabia's list, is in Hang Dong district south of the city, but Prem Tinsulanonda, an IB boarding school, is in Mae Rim to the north. A house picked before the school place is confirmed can leave you crossing the whole city twice a day. Secure the place first, then rent in the same subdistrict as the campus.
This guide is for parents moving to Chiang Mai with school-age children. The school decides the neighborhood: campuses ring the city's edges, mostly in car-dependent suburbs.
The trade-off is space versus convenience. The suburbs give you a garden and a short school run but little on foot. The center gives you cafés, clinics and condos, with a longer drive to most campuses.

1. Hang Dong — best for the widest school choice
Edarabia lists Lanna International School and Satit International Bilingual School in Ban Waen, Panyaden International School in Nam Phrae, Grace International School in Han Kaeo, American Pacific International School in Ban Pong, and Meritton British International School and British Concordance International School in Nong Khwai, all in Hang Dong district. Schoozy lists annual tuition from 269,500–330,500 baht at Grace up to 423,400–813,400 baht at Lanna.
Superagent lists two-bedroom houses with small gardens in Hang Dong and Mae Rim at 12,000–25,000 baht a month, and cites a three-bedroom pool house in Hang Dong at 28,000 baht. You'll need a car, and the subdistricts are spread out.
2. Mae Hia — best for a middle ground near the city
Mae Hia sits between Hang Dong and the city center. Edarabia lists Ambassador Bilingual Academy and American Pacific International School's primary campus here, which suits families with children at both APIS campuses.
We found no reliable dated rent figures for Mae Hia, so compare current listings before you negotiate.
3. Mae Rim — best for IB families at PTIS
Prem Tinsulanonda International School is in Huai Sai, Mae Rim, north of the city. It teaches the IB from early years to the Diploma, offers boarding, and Schoozy lists annual tuition of 380,000–736,000 baht. Superagent puts Mae Rim houses in the same 12,000–25,000-baht band as Hang Dong.
From Mae Rim, the Hang Dong schools are across the city, and smoke can be worse in the north. On 1 April 2026, Thailand Starter Kit recorded a 24-hour PM2.5 average of 286 µg/m³ at Muang Na in Chiang Dao, against 80.3 µg/m³ at Suthep in the city.
What would this move really cost you?
Use your own rent, insurance, transport and visa assumptions. Compare options before committing.
4. Saraphi — best for German and bilingual options
Southeast of the city, Saraphi has the Christian German School Chiang Mai in Tha Wang Tan, and Unity Concord International School and Americana Chinese International School on the Chiang Mai–Lampang Superhighway in Nong Phueng, according to Edarabia. Schoozy lists the German school at 146,000–452,000 baht a year and Americana Chinese at 220,000–396,000 baht.
Housing data is thin, so ask the school which villages families use.
5. Nimman / Santitham — best for walkable life with older children
If your children are older or at a school in the city, such as Chiang Mai International School on Chetupon Road, a condo near the center can work. Superagent lists two-bedroom condos in Nimman, Santitham and along the canal road at 18,000–35,000 baht a month.
You trade a garden for walkable cafés, and Superagent notes Nimman rents have risen about 15–20% since 2023.
Health, smoke and floods
Bangkok Hospital Chiang Mai runs a pediatric center for children up to 15, with 24-hour emergency care. Thailand Starter Kit lists it and Chiang Mai Ram as the city's two JCI-accredited private hospitals. Time the drive from your shortlist.
The burning season runs roughly February to April, peaking in March. Thailand Starter Kit advises a sealed "clean room" with a purifier and suggests families with small children consider leaving for the worst weeks.
In October 2024, the Ping River reached 5.23 m at Nawarat Bridge, its highest level in 50 years, according to The Nation, flooding the Night Bazaar and Chang Klan area and parts of the east bank. Ask how any riverside property fared.
What to check before you decide
- Confirm the school place before signing a lease.
- Drive the school run at 7:30 a.m. on a weekday in term time, and ask about bus routes.
- Ask about flood history for October 2024.
- Ask how the school handles bad-air days, and budget for purifiers.
- Visa: since 15 September 2026, many nationalities get only 30 days visa-free, per TTG Asia. The Thaiger notes that DTV holders can bring a spouse and unmarried children under 20 as dependants.
