Expert take — Cost of Asia editorial team Moving out to the greener edges of Chiang Mai doesn't protect you from smoke season: on 4 April 2026, PM2.5 reached 409 µg/m³ at Nakornping Hospital in Mae Rim. The haze fills the whole valley, roughly February to April, with March usually worst. If you have heart or lung problems, choose an area for hospital access, plan a sealed room with an air purifier, and consider spending March and April somewhere else.

This guide is for retirees choosing a Chiang Mai neighborhood. The trade-off is between walkable central neighborhoods, where condos are smaller but hospitals and cafes are close, and outlying districts such as Hang Dong and Mae Rim, where houses with gardens cost less but you'll need to drive.

Your visa doesn't depend on the area you choose; see our Thailand retirement visa guide for the current rules.

How we chose

  • Hospital access: distance to a hospital with English-speaking services.
  • Walkability: whether you can manage daily errands without a car.
  • Rent: 2026 rental bands from a rental agency's published guide.
  • Smoke-season exposure and comfort: documented PM2.5 readings.

Checked on 31 October 2026.

1. Nimman–Santitham — best for walkable daily life

Superagent describes Nimmanhaemin as walkable, with cafes, restaurants and an established retiree community, and Santitham as quieter, cheaper and more residential. Superagent's 2026 rent guide lists one-bedroom condos in the Nimman and Old City area at ฿12,000 to ฿22,000 a month, with Santitham studios from about ฿6,500. It also reports that Nimman rents have risen roughly 15–20% since 2023.

Chiang Mai Ram Hospital, a private hospital at 8 Boonreungrit Road, is the one Superagent's retiree guide links to Nimman. This is the best choice if you no longer want to drive.

2. Old City — best for history and the university hospital

The Old City sits inside the historic walls and moat. Maharaj Nakorn Chiang Mai Hospital, at 110 Inthawarorot Road, is the city's largest hospital, run by Chiang Mai University's Faculty of Medicine. Sriphat Medical Centre, also part of the Faculty of Medicine, is on the same road.

Before signing, check the street noise at night and whether the building has a lift.

3. Chang Klan — best for central living by the river

Chang Klan, around the Night Bazaar near the Ping River, is central and busy. For hospitals, compare drive times to McCormick Hospital (133 Kaeonawarat Road), which has a 24-hour emergency center, Rajavej Chiang Mai Hospital (316/1 Chiang Mai–Lamphun Road) and Bangkok Hospital Chiang Mai (Nong Pa Khrang), which one hospital guide describes as JCI-accredited.

Ask agents for buildings away from Night Bazaar's evening crowds.

BUILD YOUR PLAN

What would this move really cost you?

Use your own rent, insurance, transport and visa assumptions. Compare options before committing.

4. Hang Dong — best for a house and garden

South of the city, Hang Dong is part of the expanded urban area. Superagent lists standalone two-bedroom houses with gardens in Hang Dong and Mae Rim at ฿12,000 to ฿25,000 a month, and gives an example of a three-bedroom house with a pool in Hang Dong at about ฿28,000.

You'll need a car or a reliable driver. The main private hospitals are in the city, so time the drive to your chosen hospital in rush-hour traffic before you commit.

5. Mae Rim — best for a quiet north with a public hospital

Mae Rim, north of the city, is home to Nakornping Hospital. It's the Ministry of Public Health's largest hospital in the province, at 159 Moo 10, Chotana Road. The district is green and quiet, with the same house rental band as Hang Dong in Superagent's guide.

The 409 µg/m³ reading in the Expert take above was taken here, so don't assume the countryside means cleaner air during the burning season. Private hospitals are a longer drive.

What to check before you decide

  • Time the drive to your hospital, and save its emergency number in your phone.
  • Check your health insurance network includes that hospital. See health insurance for the retirement visa.
  • Plan for smoke season: a sealable bedroom, an air purifier, N95 masks, and Air4Thai or DustBoy for daily readings.
  • Look for a building with a lift and step-free access if mobility could become an issue.
  • Price the year, including any months spent elsewhere, in our budget calculator.
