Expert take — Cost of Asia editorial team Four of Penang Island's best-known private hospitals sit on just three roads at the George Town–Pulau Tikus edge: Jalan Pangkor, Jalan Macalister and Jalan Burma. Live near that cluster and a specialist visit is a short taxi ride. From Batu Ferringhi, which EdgeProp places about 12 km from George Town, every appointment becomes a trip along the coast road. If health care is high on your list, shortlist areas by their distance to these roads first and by sea views second.
Penang draws retirees for its food, private hospitals and slower pace. Where you live shapes how easy daily life stays as you age: how far the hospital is, whether you can walk to a market, and how long you sit in traffic.
The main trade-off: the north coast has the views, the inner suburbs have the hospitals and pavements. This page compares five areas for retirees; for a broader comparison, see our guide to the best areas to live in Penang.

How we chose
- Hospital access: verified addresses of private hospitals.
- Walkability and transport: whether you can manage daily life without driving.
- Rent: SPEEDHOME's indicative asking rents for furnished units, Q2 2026.
- Traffic and disruption: coastal road congestion and the Mutiara LRT works.
Checked on 31 October 2026.
1. Pulau Tikus & Gurney — best for hospital access
Gleneagles Hospital Penang is on Jalan Pangkor and Penang Adventist Hospital on Jalan Burma, both in this area. Island Hospital and Loh Guan Lye Specialists Centre are a short ride away on Jalan Macalister. With the Gurney Drive seafront and two malls nearby, it is the easiest base for routine care.
The cost is rent and road congestion. EdgeProp notes that sea-view units command higher rents. PropertyGuru warns that Pulau Tikus roads are narrow and congested.
2. George Town — best for car-free living
The old city is the one part of Penang where you can realistically give up the car. EdgeProp's 2026 renting guide notes that many residents manage without one. Rapid Penang's free CAT bus runs within George Town, and Komtar is the island's main bus hub. Jalan Macalister, with two of the hospitals above, is at the city's edge.
The drawbacks are physical: steep shophouse stairs, heat and night noise. A condo with a lift on the edge of the core is often the better fit. SPEEDHOME groups George Town with Gurney at RM2,800–4,500 a month for a furnished two-bedroom condo.
3. Tanjung Tokong & Tanjung Bungah — best for sea views with facilities
PropertyGuru describes Tanjung Bungah as peaceful and popular with retirees. Condos around Seri Tanjung Pinang and Straits Quay offer pools, gyms, security and marina or sea views. Mount Miriam Cancer Hospital is in Tanjung Bungah, and Gleneagles is a drive back down the coast. SPEEDHOME's indicative range for a furnished three-bedroom condo is RM2,500–4,000 a month, so you get more space per ringgit than in Gurney.
The coast road is the only main route in and out. A 2026 iSchoolAdvisor guide warns that peak traffic toward Tanjung Bungah can roughly double journey times. Book medical appointments mid-morning.
What would this move really cost you?
Use your own rent, insurance, transport and visa assumptions. Compare options before committing.
4. Gelugor & Jelutong — best for lower rent near town
South of George Town, these established neighborhoods are cheaper: SPEEDHOME lists furnished two-bedroom units at RM1,500–2,200 a month. PropertyGuru highlights the Karpal Singh Drive seafront promenade in Jelutong, a flat place for a daily walk. Lam Wah Ee Hospital is on Jalan Tan Sri Teh Ewe Lim, and Pantai Hospital Penang is further south in Bayan Baru.
The downside is construction. The Mutiara LRT runs through Jelutong and Gelugor, with opening scheduled for December 2031. Before signing, check how close the nearest viaduct site is.
5. Seberang Jaya & Bukit Mertajam — best for space on a budget
On the mainland, SPEEDHOME puts furnished three-bedroom terraces at RM1,500–2,200 a month. Seberang Jaya has Sunway Medical Centre Penang and Sunway Carnival Mall, and sits near the Penang Bridge. KPJ Penang Specialist Hospital is in Bandar Perda, Bukit Mertajam.
This suits retirees who want a garden and are happy to drive; factor in tolls and bridge traffic if you will cross often.
What to check before you decide
- Check your insurer's hospital panel. Make sure your nearest hospital is on it for direct billing.
- Test the route to your hospital at peak hour.
- Check accessibility: lifts, ramps, step-free bathrooms and backup power for lifts.
- Stamp the tenancy agreement. Since 1 January 2026, tenancies fall under LHDN's stamp duty self-assessment system, and the tenant is liable for the main agreement. Confirm current rates on LHDN's site, as rules change.
- Map the LRT works against the unit if you are looking in Jelutong, Gelugor or Bayan Baru.
FAQ
Which area of Penang is closest to hospitals?
Pulau Tikus and the western edge of George Town. Gleneagles (Jalan Pangkor), Penang Adventist (Jalan Burma), and Island Hospital and Loh Guan Lye (Jalan Macalister) are all there.
Is Batu Ferringhi good for retirees?
It suits active retirees who drive and value the beach. EdgeProp notes it is about 12 km from George Town and further from the major hospitals and daily errands, so it gets harder as mobility declines.
Is the Penang mainland cheaper for retirees?
SPEEDHOME's 2026 asking ranges show mainland three-bedroom terraces at RM1,500–2,200, below most island condos. Add tolls, fuel and time if you cross the bridge often. Use our budget calculator to compare.
