Expert take — Cost of Asia editorial team Bali still has no rail transit: the airport-to-Canggu line broke ground in September 2024, yet The Bali Sun reported in February 2026 that real construction had barely started, so the road will be your only commute for years. In Canggu, a 5 km hop that normally takes 10–15 minutes can run past an hour in peak season. Pick an area where school, work and groceries sit within a short scooter ride, and drive your likely daily route between 4 and 7 pm before you commit to a yearly lease.

Bali is not one city. The places where most foreigners settle (Canggu, Sanur, Ubud, the Bukit peninsula) are separate towns joined by narrow, crowded roads. Choosing well is less about finding the "best" area and more about matching your daily routine to a place you rarely need to leave.

This guide is for people staying six months or longer: remote workers, families and retirees. The core trade-off is simple. The busiest areas (Canggu, Seminyak) give you the most cafes, gyms and coworking, but also the worst traffic. The calmer ones (Sanur, Ubud, Jimbaran) trade some social life, and in Ubud's case the beach, for quieter days.

Below we compare six areas on rent, peak-hour drive times, schools, healthcare and flood or development exposure, using dated sources.

At a glance

Best for Pick Why
Social remote workers Canggu (Berawa, Batu Bolong, Pererenan) Densest mix of coworking, cafes and surf; heaviest traffic
Families wanting school choice Umalas & Kerobokan French, British and international schools nearby; quieter lanes
Healthcare and calm beach life Sanur Bali International Hospital (opened 2025) and an IB school
Nature and a slower pace Ubud Lowest entry villa rents in our source; inland, no beach
Surfers who want space Uluwatu & the Bukit Cliffs and breaks; spread out, car or scooter essential
Airport and hospital access Jimbaran & Nusa Dua 15–45 minutes to the airport; BIMC Nusa Dua

How we chose

  • Peak-hour travel time to the airport and other hubs, from Bali Holiday Secrets route guides (updated July–August 2026) and reporting by The Nightly on Canggu traffic (June 2026).
  • Published long-term rents from Bali Villa Realty's September 2026 rental guide (furnished, quoted in USD). These are an agency's ranges, not our own survey.
  • Schools and hospitals in or near each area, checked against Honeycombers' October 2025 school list and hospital websites.
  • Flood and development exposure, using coverage of the September 2025 floods and the building restrictions that followed.
  • Everyday services: coworking, errands, walkability.

We don't give an overall #1. Checked on 31 October 2026.

1. Canggu — best for social remote workers

Who it suits

Remote workers, couples and active people who want coworking, gyms, cafes and surf a short ride away. "Canggu" covers several villages: Berawa and Batu Bolong in the middle, Pererenan to the west. A January 2026 coworking roundup by Bali Home Immo lists BWork on Jalan Nelayan and Tropical Nomad on Jalan Subak Canggu. Families have Canggu Community School (Pre-K to Year 13, English National Curriculum plus IB Diploma).

Trade-offs

Traffic is the defining cost. Badung's transport head told The Nightly in June 2026 that Canggu's roads are all about the same width and all congested, which leaves almost no diversion routes. Even the rice-field "shortcut" between Jalan Raya Canggu and Jalan Pantai Berawa now jams. The airport is 45 minutes to over two hours away.

Rent is high for the space you get. Bali Villa Realty lists furnished one-bedroom apartments at $450–1,000 a month and one-bedroom villas at roughly $925–1,024 monthly, or $8,500–19,900 a year. During the September 2025 floods, the main Denpasar–Kerobokan–Canggu road went under water, per The Jakarta Post.

Check before you commit

Choose your village by where you'll spend your days, not by Instagram. Ask the landlord whether the street flooded in the last rainy season, and get in writing whether electricity, internet and cleaning are included.

2. Umalas & Kerobokan — best for families wanting school choice

Who it suits

Families and long-stayers who want to be close to Canggu and Seminyak without living on their busiest strips. Lycée Français de Bali and ProEd Global School both list Umalas campuses, and Sunrise School (18 months to Grade 9) is in Kerobokan. Seminyak and Petitenget, with restaurants and the beach, are next door.

Trade-offs

It isn't cheaper than Canggu. Bali Villa Realty puts one-bedroom villas in Umalas at $853–1,900 a month ($9,300–13,600 a year) and in Kerobokan at $1,024–1,800 monthly, with yearly leases from $7,000. Seminyak villas run $1,024–1,900 a month. Kerobokan and Sunset Road are named congestion points on routes into Canggu, and Umalas is residential, so most errands mean driving.

Check before you commit

Do a trial school run at 7–9 am, the morning peak in Bali Holiday Secrets' guides. Ask about drainage on the access lane.

3. Sanur — best for healthcare and calm beach life

Who it suits

Families with younger children, retirees and anyone who puts medical access first. Bali International Hospital opened in April 2025 inside KEK Sanur, Indonesia's first health special economic zone, which President Prabowo formally inaugurated on 25 June 2025 (Cabinet Secretariat). Bali.live reported 5,960 patients in its first six months, 62% of them foreigners. Bali Island School (IB from primary to Diploma) and The Garden Early Learning Centre have Sanur campuses.

Trade-offs

Fewer coworking spaces and a quieter evening scene; the January 2026 roundup listed none in Sanur. Bali Villa Realty does not publish Sanur rents, so collect several quotes. Sanur is part of Denpasar, and the September 2025 floods swamped nearly all of the city, so ask about flooding street by street. The airport is 45–75 minutes away and Canggu 1–1.5 hours.

Check before you commit

If you'll commute to Canggu or Seminyak daily, Sanur is the wrong base. If your life centers on school, hospital and beach, it fits well.

4. Ubud — best for nature and a slower pace

Who it suits

Writers, wellness-minded people and anyone who prefers rice fields to beach clubs. It has the lowest entry rents in Bali Villa Realty's table: one-bedroom villas from $483 a month (up to $1,400) and apartments at $398–796. Outpost in Penestanan opens 24 hours, Ubud Co-Working sits in Petulu, and BIMC Ubud is on Jalan Raya Sanggingan. Families look at Green School in Abiansemal, to the south, and The British School of Bali in Tegallalang (to Year 6, with Year 7 opening August 2026).

Trade-offs

No beach, and the airport is 1.5–2.5 hours away. Ubud to Sanur takes 90–120 minutes in the 4–7 pm window, with Batubulan, Celuk and Sukawati as the slow points. After the 2025 floods, Governor Koster reportedly ordered a halt to new hotel, villa and restaurant permits on farmland, so rice-field builds face closer scrutiny.

Check before you commit

Some rice-field villas are reached only by narrow footpaths, so check car access if you have children or a lot of shopping. Ask to see the building permit for newer properties.

5. Uluwatu & the Bukit — best for surfers who want space

Who it suits

Surfers and people who want cliff-top quiet. Monday Coworking sits on Jalan Toya Ning II in Ungasan. Bali Villa Realty lists one-bedroom apartments at $426–1,300 a month and villas at $853–1,195 monthly or $7,100–17,000 a year.

Trade-offs

Everything is spread out, so you'll need a scooter or car. The airport is 1–1.5 hours away and Canggu 1.5–2 hours. In July 2026 Badung made permanent a set of turn restrictions at six Pecatu intersections, including a 5–10 pm limit at the Jalan Raya Uluwatu/Toya Ning II junction (Go Asia). A ring road is planned but undated, and an airport–Uluwatu water taxi has no confirmed launch. Coastal enforcement is real: structures at Bingin were demolished for sitting on protected coastal land.

Check before you commit

Drive to the main road at 5 pm, and confirm that any cliffside or beachfront rental is legally built.

6. Jimbaran & Nusa Dua — best for airport and hospital access

Who it suits

Frequent flyers, retirees and families who like a more ordered resort setting. Jimbaran is 15–30 minutes from the airport and Nusa Dua 25–45 minutes. BIMC Nusa Dua sits inside the ITDC zone, and the Bali Mandara toll road helps on trips north.

Trade-offs

Less of a long-term community, fewer monthly rentals, and no published ranges in our rent source. The September 2025 floods cut road access to Kuta and Nusa Dua and halted traffic to the airport.

Check before you commit

Ask agencies for dated listings, and map your nearest supermarket and school before deciding.

What to check before you decide

  • Drive your routes at peak hours (7–9 am, 12–2 pm, 4–7 pm), not on a Sunday morning.
  • Read the payment terms. Bali Villa Realty notes yearly leases are often paid in full upfront, with no refund if you leave early.
  • Ask what the rent includes: electricity, water, internet, cleaning and staff are often extra.
  • Ask about flooding on the street and access lane.
  • Test the internet at the property; Indonesia's median fixed broadband was 51.40 Mbps in August 2026, per Ookla data reported by Bisnis.com.
  • Rent monthly first, then sign a yearly lease once you know the area.

FAQ

What is the best area to live in Bali for expats?

It depends on your routine. Canggu suits social remote workers, Sanur suits families and retirees who prioritize healthcare, and Ubud suits people who want a slower, inland life. Choose the area closest to where you'll spend most weekdays.

Is Ubud cheaper than Canggu?

At the entry level, yes. Bali Villa Realty's September 2026 ranges start one-bedroom villas at $483 a month in Ubud versus about $925 in Canggu. Upper ranges overlap, so compare specific listings.

Which area of Bali has the best healthcare access?

Sanur, home to Bali International Hospital since 2025, plus Nusa Dua and Kuta, which have BIMC hospitals. Check with your insurer which facilities they bill directly.

Do you need a scooter or car in Bali?

In most areas, yes. There is no rail, and the planned light rail has stalled. If you don't ride, budget for ride-hailing or a driver, and favor a home within walking distance of your daily essentials.

When is traffic worst in Bali?

Bali Holiday Secrets flags morning (7–9 am), lunch (12–2 pm) and late afternoon (4–7 pm), with longer delays on weekends and holidays. Peak tourist season is worse: The Nightly reported hour-long Canggu jams in June 2026.
