Expert take — Cost of Asia editorial team The Alice Smith School's primary campus is on Jalan Bellamy in central Kuala Lumpur, but its secondary campus is in Seri Kembangan, Selangor, about 20 km away. A short primary school run can become a long drive when your child turns 11, or a split commute with children at both campuses. Before signing a long lease, check where each child will study for its whole length.

Most expat families in Kuala Lumpur choose a school first and a neighborhood second, and that is the right order. Global Investments' June 2026 guide warns that traffic at school times, roughly 7:00–8:30 a.m. and 3:00–5:00 p.m., can be severe.

This page compares five family areas by nearby schools, asking rents and transport. For the wider city, see the best areas to live in Kuala Lumpur.

How we chose

  • School access: campus addresses from each school's own website.
  • Rent: SPEEDHOME's 2026 asking ranges for family-size units. These are listing prices, not signed leases.
  • Getting around: rail distances and peak-hour notes from SPEEDHOME's 2026 area guides.
  • Amenities: parks and hospitals (UK government list).

Checked on 31 October 2026.

1. Mont Kiara & Sri Hartamas — best for walking to school

Garden International School's main campus is at 16 Jalan Kiara 3, with its Early Years Centre nearby in Desa Sri Hartamas. Mont'Kiara International School, an IB World School since 2000, is at 22 Jalan Kiara.

The catch: SPEEDHOME's June 2026 Mont Kiara guide notes there is no LRT or MRT inside Mont Kiara. The nearest station, Sri Damansara Barat on the Putrajaya Line, is about 5 km away by road. It advises allowing at least double the off-peak time at rush hour. Rents are among the city's highest: SPEEDHOME lists three-bedroom units at roughly RM4,000–7,500 a month.

2. Ampang Hilir / U-Thant — best for ISKL families

The International School of Kuala Lumpur (ISKL) is at 2 Lorong Kelab Polo Di Raja, in Ampang Hilir. Global Investments describes a 9.5-acre campus in a leafy area of larger plots and bungalows. Gleneagles Kuala Lumpur is on Jalan Ampang, and SPEEDHOME puts Ampang Park LRT about 1 km away, with some streets walkable.

This is the priciest option for space: SPEEDHOME lists three-bedrooms at RM4,500–9,000+ a month, and some streets are hilly. It makes sense mainly if ISKL is your school.

3. Desa ParkCity — best for parks and a school in the township

Desa ParkCity, about 10 km from the city center according to Global Investments, is a planned township built around a lake and park trails. The International School @ ParkCity, which opened in 2011, teaches ages 3 to 18 and is accredited for Cambridge and AQA exams. For primary families, that removes most of the school run.

SPEEDHOME's mid-2026 data puts three-bedrooms at RM3,500–6,000 a month. There is no walkable rail: SPEEDHOME places Taman Wahyu MRT about 3 km away.

4. Bangsar & Bukit Bandaraya — best for Alice Smith primary families

The Alice Smith School, which calls itself Malaysia's oldest not-for-profit British international school, runs its primary campus at 2 Jalan Bellamy. Global Investments describes the primary campus as walkable from many properties here and highlights the area's strong food scene. The University of Malaya Medical Centre is at nearby Lembah Pantai.

The trade-off is the secondary years. The Alice Smith secondary campus is at Taman Equine in Seri Kembangan, so plan for a longer drive once your child turns 11. Global Investments estimates 2026 rents for two- and three-bedroom apartments here at MYR 3,500–7,000. Treat these as estimates.

5. TTDI & Damansara Heights — best for suburban streets with an MRT

Taman Tun Dr Ismail (TTDI) is an established suburb with mature trees and an MRT station on the Kajang Line. SPEEDHOME puts most homes about 1.2 km from the station and Garden International about 3 km away. Global Investments notes that GIS and other schools are about 15–25 minutes by car in normal traffic.

SPEEDHOME lists TTDI three-bedrooms at RM3,000–5,500; large units are scarce. In Damansara Heights, closer to town, expect to drive unless you live near its MRT station.

What to check before you decide

  • Confirm the school place first, then rent within easy reach of it.
  • Map every child's campus for the whole lease, including any move to a secondary campus.
  • Drive the school run at 7:30 a.m. on a weekday.
  • Stamp the tenancy agreement. Since 1 January 2026, tenancies fall under LHDN's stamp duty self-assessment system, and the tenant is liable for duty on the main agreement. Check current rates with LHDN, as rules change.
