Expert take — Cost of Asia editorial team Sign a long Canggu lease between January and March, when short-term rental demand is at its lowest. Bali Home Immo's July 2026 yield data shows Berawa villas falling from 95–96% occupancy in July–August to 59% in March. Landlords weigh your offer against what they'd earn from holiday guests. In the slow months that alternative is weaker, so a 6- or 12-month offer carries more weight. Bali Villa Hub cites discounts of 20–50% for twelve-month contracts.

"Canggu" is a group of villages on Bali's southwest coast, not one town. Berawa, Batu Bolong, Echo Beach, Pererenan, Seseh and, inland, Umalas each feel different. Their main roads all feed the same few bottlenecks.

This guide is for people staying three months or more: remote workers, couples and families. The core trade-off is convenience versus calm. Berawa and Batu Bolong put cafés, gyms and coworking within walking distance but come with noise and traffic. Pererenan and Seseh are quieter and greener, but you'll ride a scooter for almost everything.

Traffic decides more than the map suggests. In June 2026, The Nightly reported that a 5 km trip that normally takes 10–15 minutes can top an hour in peak season. Badung's transport agency head said Canggu's roads are all about the same width, which leaves few options for diversions. A planned Canggu–Batu Bolong bypass had no route or timeline as of June 2026, per Bali.live. Choose the village where you'll spend your weekdays.

School-age families Umalas French and British-curriculum schools; narrow lanes

How we chose

  • Walkability and peak-hour bottlenecks, from Bali Holiday Secrets' Canggu transport guides (updated July–August 2026) and The Nightly (June 2026).
  • Dated rents and listings: Bali Villa Hub's February 2026 articles, with ranges and live listings. These are agency figures, not our own survey.
  • Seasonal pressure: Bali Home Immo's July 2026 short-term yield report for Batu Bolong, Berawa and Pererenan.
  • Schools and workspaces, checked against Honeycombers' school guide (updated April 2026) and Bali Home Immo's January 2026 coworking list.
  • Flood history, from Bali.live coverage of the September 2025 floods.

We could not do field visits for this update. Checked on 4 November 2026.

1. Berawa — best for amenities and young families

Who it suits

People who want everything close by: beach clubs (FINNS, Atlas Super Club), restaurants, gyms and spas, centered on Jalan Pantai Berawa. Bali Untold calls it Canggu's most developed area. Families with young children have The Garden Early Learning Centre in Berawa (15 months to 6 years), and Canggu Community School (Pre-K to Year 13, with the IB Diploma) is in Canggu, per Honeycombers. SOKKOOL, a coliving and coworking space, sits in Tibubeneng near Berawa Beach. Tropical Nomad coworking is on Jalan Subak Canggu (Bali Home Immo).

Trade-offs

It's the most expensive and congested part of Canggu. Bali Home Immo's yield report calls Berawa the area's heavyweight on short-term pricing, with nightly rates no lower than IDR 3.95 million even in its weakest month. That gives landlords little reason to discount long stays in high season. Bali Villa Hub's February 2026 listings show Berawa two-bedroom villas at "41m" and "44m" a month; the article's own conversions indicate millions of rupiah. Bali Holiday Secrets flags the FINNS and Atlas area as chaotic around sunset and events. In September 2025, an irrigation canal overflowed into a Berawa villa complex, flooding 16 of its 18 villas up to 75 cm deep (Bali.live).

Check before you commit

Ask whether the property flooded in September 2025, and check how close it sits to a canal or river. Visit at sunset on a weekend to hear the beach-club noise.

2. Batu Bolong — best for living without a scooter

Who it suits

Singles and couples who want to walk to cafés, the beach and the gym. Bali Holiday Secrets lists Batu Bolong's beach-side streets as walkable, with amenities close by. Jalan Batu Bolong and Jalan Nelayan are lined with cafés, and BWork coworking is at Jalan Nelayan No. 9C (Bali Home Immo).

Trade-offs

Noise. The beach strip around Old Man's and Mexicola is Canggu's nightlife hub, and Bali Untold warns it gets loud in high season. Bali Home Immo describes the rental market as crowded with studios and one-bedrooms, which helps if you live alone. Bali Villa Hub listed a two-bedroom Batu Bolong villa at "25m" a month in February 2026, well below its Berawa listings. Walking is easy within the area but not between areas. Batu Bolong to Berawa is a 20–40 minute walk, and upper Batu Bolong is 30–45 minutes on foot from the sand. Bali Holiday Secrets advises against walking along Jalan Raya Canggu.

Check before you commit

Visit at 11 pm on a Friday. Pick a lane a few streets back from the beach if you need sleep.

3. Echo Beach & Batu Mejan — best for surfers who want a bit less noise

Who it suits

Surfers who want reef breaks at their door and a slower evening scene. Bali Untold describes Echo Beach as a few streets from Batu Bolong and "slightly quieter", with beachfront bars such as La Brisa and the COMO Uma resort.

Trade-offs

It's still central Canggu, so you share Batu Bolong's traffic once you leave the coast. Our dated sources don't publish rents for Echo Beach specifically, so compare several listings before you sign.

Check before you commit

Ask agencies for dated listings on Echo Beach lanes, and time the ride to Berawa's shops at 5 pm.

Use your own rent, insurance, transport and visa assumptions. Compare options before committing.

4. Pererenan — best for calm with design-led cafés

Who it suits

Remote workers and couples who want rice-field views but still want good food. Bali Home Immo describes Pererenan as a lower-density, design-heavy neighborhood. Life runs along Jalan Pantai Pererenan and Jalan Babadan, with cafés, spas and the beach at the end (Bali Untold). Tribal, a coworking hostel, is here, and Outsite lists a coliving house in Pererenan.

Trade-offs

You'll need a scooter or driver, since shops and cafés are spread out. Pererenan isn't cheap either. Bali Home Immo's data shows nightly rates holding at IDR 3.7–4.1 million almost all year and occupancy at 90% even in October, so landlords have steady holiday income. Bali Villa Hub groups Pererenan with Sanur for small family villas at USD 600–1,600 a month. Bali Holiday Secrets lists Pererenan among the congestion points on routes into Canggu.

Check before you commit

Pererenan is still being built up. Ask what's planned for the empty plot next door, and check the property's building permit.

5. Seseh & Cemagi — best for space and quiet

Who it suits

People who work from home, families who want a garden, and anyone who'd rather drive in than live in the middle of things. Villa Bali's area guide describes a black-sand coastline, temples and secluded villas.

Trade-offs

Distance. A driver or scooter is essential, nightlife is light, and the same guide warns that lighting can be dim, so carry a flashlight. Space doesn't mean cheap: Bali Villa Hub listed two-bedroom villas in Seseh at "50m" and "55m" a month in February 2026.

Check before you commit

Check the road access in rain and after dark, and the distance to the nearest supermarket and clinic.

6. Umalas — best for school-age families

Who it suits

Families who want schools close by and quieter residential lanes between Canggu and Seminyak. Honeycombers lists Lycée Français de Bali (French curriculum plus IGCSE) and a ProEd Global School campus (British curriculum, IGCSE and A Levels) in Umalas.

Trade-offs

Most errands need a car or scooter. Bali Holiday Secrets warns that traffic on the Umalas Shortcut, the narrow route linking Seminyak and Canggu, builds quickly. Kerobokan, which nearly every route from South Bali crosses, is a named bottleneck.

Check before you commit

Do a trial school run between 7 and 9 am, the morning peak in Bali Holiday Secrets' guide.

What to check before you decide

  • Drive or ride your routes at peak hours: 7–9 am, 12–2 pm and 4–7 pm, according to Bali Holiday Secrets.
  • Read the money terms. Bali Villa Hub reports deposits of one to three months' rent, sometimes a month in advance on top, and agent fees often equal to a month's rent.
  • List the extras. The same source estimates electricity at USD 50–300 a month for villas with heavy air-conditioning use, plus water, internet, and pool and garden care.
  • Ask about flooding on the street and access lane, especially near canals.
  • Test the internet in the evening. Ookla's August 2026 index put Indonesia's median fixed download at 51.40 Mbps (Bisnis.com), so keep mobile data as a backup.
  • Check registration. Immigration requires lodging owners and managers to report foreign guests through the APOA app, so ask your landlord how they handle it.

FAQ

Where should I stay in Canggu long term?

Pick by daily routine. Batu Bolong if you won't ride a scooter, Berawa for amenities and early-years childcare, Pererenan or Seseh for quiet, and Umalas for schools.

Is Pererenan cheaper than Berawa?

Somewhat, but less than people expect. Bali Home Immo's 2026 data shows Pererenan's nightly rates holding close to Berawa's for most of the year. Compare dated listings rather than reputations.

How much is rent in Canggu?

Bali Villa Hub (February 2026) gives USD 400–900 a month for a studio and USD 900–2,000 for a one-bedroom villa or modern house. Yearly leases usually earn a discount.

Can I live in Canggu without a scooter?

Yes, in Batu Bolong or the beach end of Berawa, if you accept walks of 20–40 minutes between areas. Bali Holiday Secrets notes that Grab and Gojek pickups can be hard on the beachfronts.

When is traffic worst in Canggu?

Late afternoon, 4–7 pm, plus sunset near the beach clubs and holiday weekends. The Nightly reported 5 km trips lasting over an hour in peak season.
